Eight Steps of 360° Approach


Step 1: Facility Condition Analysis & Recommendation

Sustainability requires one to take a 360°approach to protect and prolong your facility — one that will save time and money in the long term and extend the life of your building asset. A Facility Condition Analysis (FCA) is a vital tool that will assist in your efforts to deliver sustainable maintenance solutions for your facility.

Why is having a Facility Condition Analysis so important? Unless you have a detailed, documented knowledge of the current condition of your facility, you cannot properly manage it. A comprehensive review and collection of all information, including critical areas of concern is a wise move. It leaves nothing overlooked, assists in the effective management of a building’s assets, eliminates surprise expenditures, and provides critical information necessary for setting future budgets.

Non-destructive moisture surveys provide an accurate method for determining the existence of moisture within a roof system. The surveys utilize infrared, hydrogen detection or capacitance technologies to locate any wet insulation that cannot be detected through a visual survey. Trapped moisture will cause a loss of insulating properties, premature failure of waterproofing membranes and eventual damage to structural components. Early detection can prevent extensive repairs or complete roof replacement.

Step 2: Budget Analysis & System Selection

Once the comprehensive facility analysis is complete our 360° approach continues as we begin placing value on these assets and determine cost for the diverse recommendations. These costs are prioritized and budgets are determined. The facility analysis provides all documentation necessary to justify budget requests allowing implementation of recommended priorities.  Assistance is provided to help determine financial resources required to implement facility maintenance or building preservation programs, along with preparation of recommendation submissions for budget allocations. Step 3: System Design and Specification Preparation

After reviewing the conditions and understanding your fiscal restraints,our 360°approach drives us to explore extensive system options. All critical factors of your building requirements are thoroughly vetted. We work closely with the client, to determine the best sustainable system selection and design.  Finally, we provide a complete scope of work along with a comprehensive tailored specifications and detailed drawings.

Step 4: Contractor Selection and Pre-bid Conference

With our approach, we come along side every step of the way. After determining the best system solution and designing those solutions around the best possible products, the next most critical requirement is the installation. The 360° approach helps the customer determine qualified contractors who have the customer’s best interests in mind.

The Pre-bid Conference is a valuable tool in the bidding process.  It is the key opportunity to meet and greet everyone involved in the bidding process, to make sure everyone is on board with all the requirements and details of the project, and answer any important questions regarding it.

Step 5: Award of Contract

Once a submitted proposal has been chosen as the best solution, in terms of value, to the project for which the RFP was issued, an Award of Contract is then issued to the corresponding provider and our 360° goes into action once more.

Step 7: Project Close-Out & Warranty Delivered

Our approach make this sometime difficult time in the project cycle painless. The ongoing quality assurance inspections and photo documentation brings the project in on time with little or no change orders. The final inspection is normally non eventful. Many times there is no punch list and your warranty is only a few days from delivery.
